Cost of Living in Türkiye: 2026 Prices and Budgeting
Cost of living in Türkiye in 2026: TÜİK inflation, the minimum wage, average rents by city, Istanbul fares and how to budget when lira prices move fast.
Living costs in Türkiye are set in Turkish lira (TRY) and change quickly: the Turkish Statistical Institute (TÜİK) put annual consumer inflation at 29.73% in September 2026. In August 2026 the average monthly rent was about 45,510 TRY in Istanbul and 28,040 TRY nationally, according to Emlakjet-Endeksa, while the 2026 net minimum wage is 28,075.50 TRY. Every lira figure below is a dated snapshot; the safest approach is to budget in a stable currency and convert as you spend.

Inflation and wages: the 2026 baseline
Consumer prices
TÜİK publishes the consumer price index (TÜFE) early each month. The September 2026 release showed annual inflation of 29.73%, with the steepest increases in housing, water, electricity and gas (39.99%), transport (35.10%) and food and non-alcoholic beverages (27.62%). Because these groups make up most of a household budget, a newcomer's own costs can rise faster than the headline rate. TÜİK changed parts of its CPI methodology from January 2026, so 2026 figures are not fully comparable with earlier years. You can follow the latest releases on the TÜİK data portal.
The minimum wage
The 2026 minimum wage, set for the whole year from 1 January 2026, is 33,030 TRY gross and 28,075.50 TRY net per month, according to the Ministry of Labour and Social Security. The difference is the employee's 14% social security and 1% unemployment insurance contributions; the minimum wage itself is exempt from income tax and stamp duty. It is a useful yardstick for local salary levels.
Housing: rents by city
Rent is usually the largest single cost. The Emlakjet-Endeksa report for August 2026 calculated the following average monthly residential rents:
| City | Average monthly rent (TRY) | About USD |
|---|---|---|
| Istanbul | 45,510 | 920 |
| Ankara | 34,440 | 700 |
| İzmir | 33,369 | 675 |
| Antalya | 29,306 | 595 |
| Türkiye average | 28,040 | 570 |
These are averages across all listings, so treat them as a midpoint rather than a quote. The same report put Istanbul's nominal annual rent increase at 44.0%. Within Istanbul the spread is wide: central and Bosphorus districts such as Kadıköy, Beşiktaş and Sarıyer rank among the most expensive per square metre in Endeksa's 2026 district data, while districts further from the centre and the main rail lines ask well below the city average. A new family flat in a central district can therefore cost well above the averages shown here. Our guide to Istanbul districts for Chinese families compares areas by school and commute.
Rent increases at renewal
For residential leases, the increase a landlord can apply at renewal is capped at the 12-month average change in TÜİK's CPI for the month before renewal. For leases renewing in October 2026 that cap is 31.49%. New leases are negotiated freely, which is why asking rents for new contracts can rise faster than renewals. Utilities, phone and internet
Electricity, gas and water
Utility tariffs are set by the energy regulator (EPDK) and are revised during the year. From April 2026, residential electricity tariffs rose 25% and residential natural gas rose about 25% on average, with tiered pricing introduced for homes. At the April 2026 tariff, a household using 100 kWh of electricity paid about 324 TRY (about USD 6.5) for it. Total bills depend mainly on flat size, insulation and heating: gas heating pushes winter bills well above summer ones, so ask the landlord or previous tenant for past bills before signing.
Mobile and home internet
The three mobile operators (Turkcell, Vodafone and Türk Telekom) change package prices several times a year, so check their own price lists rather than relying on older figures. One cost catches many newcomers: a phone bought abroad and used with a Turkish SIM card must be registered (IMEI registration), and the registration fee for 2026 is 54,258 TRY (about USD 1,100), according to the Ministry of Trade. Unregistered handsets are eventually cut off from Turkish networks, so compare that fee with buying a handset in Türkiye.
Food, transport and eating out
Groceries
The labour confederation TÜRK-İŞ calculates what a family of four in Ankara needs to spend on a healthy, balanced diet. For September 2026 that food basket came to 37,801 TRY a month (about USD 765), and TÜRK-İŞ put the monthly living cost of a single working adult at 48,885 TRY (about USD 990). Prices differ noticeably between discount chains, premium supermarkets and weekly street markets (pazar), and imported goods generally cost more than local produce.
Public transport
Istanbul's metro, buses, Metrobüs and ferries use the İstanbulkart. From 20 July 2026 a full electronic fare is 46.20 TRY per boarding, and the monthly Mavi Kart (180 boardings) costs 3,628 TRY (about USD 73), according to Metro İstanbul's fare table. Ankara, İzmir and Antalya run their own card systems and fare tables. Taxi and fuel costs come on top if you drive.
Eating out
Eating-out costs depend heavily on the type of venue and the district: a simple meal at a local canteen (esnaf lokantası) costs much less than a restaurant meal in a central or tourist area. Menus are repriced often, so treat any figure you see online as indicative and check recent menus.
Health insurance and schooling
Most residence permit applications require valid health insurance, so budget for a policy from the start. Premiums for private health insurance depend on age, cover and the insurer, and rise with age; ask for written quotes for each family member. See our residence permit service page for how insurance fits into the application.
International school fees are set by each school for each academic year, are often quoted in or linked to foreign currency, and usually exclude extras such as transport, meals and registration. We do not publish a fee range here because no single official source covers them; ask each school for its current fee schedule in writing.
Budgeting with inflation: TRY or foreign currency
- Keep savings in a stable currency and convert monthly. Lira prices rise with inflation and the lira has weakened against the US dollar over the past year, so a large one-off conversion on arrival leaves you exposed to rising prices.
- Plan in lira, review in your home currency. Build a monthly lira budget from the categories above, then recheck it every quarter against the latest TÜİK release and the exchange rate.
- Expect January resets. The minimum wage, many official fees and taxes are revalued each January, and utilities can change at any point in the year.
- Keep a buffer. Leave room in the lira budget for price rises between reviews, especially for rent renewals and winter heating.
